We aim to apply top-tier investment standards to a developing asset class by applying best-in-class software, tools, and processes from more established parts of the commercial real estate industry.
Seek aggregation in promising niches
We target under-capitalized segments and geographies with scalability and strong fundamentals.
Think and invest creatively
We use our relationships in the hospitality business and experience with complicated transactions to find innovative ways to structure investments and create financial value.

Investment Criteria
Outside Capital targets opportunities that meet the following criteria:
Physical
Outdoor and/or nature-based resorts, campgrounds, recreational vehicle parks and other scalable real estate-based hospitality businesses.
Locational
Established markets, generally within two hours of a major urban population or highly-trafficked outdoor recreation destination.
Business Case
Existing businesses and select development projects with clear product-market fit, scalability, streamlined revenue models, and sound real estate fundamentals.
Sustainability
Preference for projects that utilize light-touch development methods and energy-efficient building systems, and that promote low-impact outdoor education principles.
Financial
High operating margins and free cash flow productivity, driving returns outside the paradigm of traditional hospitality real estate.
